Restoring Confidence for Out-of-State Owners

In the fall of 2023, Maggie and Randy, out-of-state owners, with three rental properties in Boise, reached out for help. Frustrated with their previous property management company, they were dealing with poor communication, unresolved tenant issues, and growing concerns about the condition of their investments.

After discussing their goals and expectations in detail, they decided we were the right fit to manage their properties.

Although the process of switching property management companies can be complex, Maggie and Randy took the necessary steps to terminate their previous agreement. Once the notice was received, we were connected with the company and began our onboarding process. Every detail was addressed, we reached out directly to the tenants and kept them informed in order minimize disruption.

Urban City is THE best!  They took over 3 rentals I have in Boise (from another property manager), which was no easy task.  The transition was so easy, although arduous, because the team is professional and detail oriented.  They figuratively held my hand through the whole thing for which I’ll be eternally grateful and I have no worries or concerns whatsoever.  It’s how any property management company should behave, but sadly doesn’t, which is how we came to hire them.  I’m continually impressed with them and would recommend them to anyone in my situation or someone new to the investment rental world.  They do what they say they’ll do with no delays and are budget minded with any repairs.  Every vendor they have used is great. Once everything was in place, we conducted thorough inspections of each property and addressed outstanding maintenance concerns with Maggie and Randy. A few tenants were no longer a good fit, and at their request, we managed the move-out process. After the properties were vacated, our cleaning crews and maintenance team quickly restored them to excellent condition.

Within weeks, the homes were re-rented to tenants who truly valued and cared for the properties. This gave Maggie and Randy the peace of mind they had been missing.

Today, they enjoy consistent updates about their properties, from seasonal maintenance to regular inspections, and they’ve seen a clear improvement in rental income. With renewed confidence in their investments, Maggie and Randy have extended their current tenants’ leases and enthusiastically recommend our services to others.
