Guarantee Terms & Conditions

At Urban City, we stand behind our services with guarantees designed to give property owners confidence and peace of mind. Below are the terms and conditions governing our guarantees.

Leased in 14 Days or Less

If we do not secure a qualified tenant within 14 days of listing your rental property, we will waive your first month’s management fee. This guarantee applies only to the first lease after signing a new property management agreement with Urban City. The property must be move-in ready and priced within our market recommendations. The owner must approve applications and lease agreements promptly. Delays caused by the owner, such as pricing adjustments, additional conditions, or property access issues, void this guarantee.

No Upfront Payment

We do not charge a management fee until we secure a signed lease for your property. This guarantee applies only to our leasing and management services and does not cover any costs related to property maintenance or necessary repairs required to make the unit rent-ready.

These guarantees apply only to properties under an active management agreement with Urban City. They are subject to review and may be modified at Urban City’s discretion with prior notice to owners. For additional questions, please contact us.
